The table below shows the current status of the Miami Springs/VG single-family home market as of October 2, 2026. All figures reflect the trailing 90 days of MLS activity — closed sales, actives, pending, and everything else within the last 90 days — and all data is per the MLS.

There are thirty-one (31) active single-family listings in the MS/VG market right now, averaging $1,369,458 on about 2,182 sq. ft, or $621 per sq. ft. One (1) listing is active with a contract. Over the trailing 90 days, twenty-four (24) homes closed, averaging $864,521 on roughly 1,684 sq. ft, or $533 per sq. ft. Five (5) more are currently pending sale, averaging $899,000 on about 1,925 sq. ft, or $490 per sq. ft.
There is one (1) active listing over $3 million (409 De Leon Dr., $3,967,000) and six (6) more over $2 million, including 188 Cherokee St. ($2,600,000), 901 Dove Ave. ($2,599,999), 325 Ludlam Dr. ($2,500,000), and the two Oriole Ave. new-construction listings ($2,450,000 and $2,400,000). On the closed side, the top sale of the period was 37 Deer Run at $1,650,000, followed by 117 S. Royal Poinciana Blvd. at $1,290,000. Six of the twenty-four closings came in at or above asking — 640 Cardinal St. sold for $600,000 against a $565,000 list and 240 Nahkoda Dr. closed at $701,000 on a $699,999 list, while 550 Cardinal St., 550 Quail Ave., 831 Wren Ave., and 437 Lark Ave. each closed exactly at list. Days on market for active listings averages 81 days. Pending sales averaged 48 days on market before going under contract, and closed sales averaged 75 days before closing. There were twelve (12) price reductions and one (1) price increase (409 De Leon Dr.) among current active listings.
Months of supply and list-to-sale ratio: Miami Springs/VG is running at an estimated trailing pace of about 8.1 sales per month. Against 31 current active listings, that puts the market at roughly 3.8 months of supply — still in seller’s market territory, which is anything under 5 months, and tighter than the 4.2 months reported last week. Homes that closed over the trailing 90 days sold at an average of 95.8% of list price.
Mortgage rates jumped again this week, with the 30-year fixed averaging 7.28% per Freddie Mac’s Primary Mortgage Market Survey (published Thursday, 10/1/26), up from 7.03% the week before and approaching its highest level in roughly three years. The 15-year fixed averaged 6.60%, up from 6.42%. Freddie Mac’s chief economist continues to point to favorable underlying economic conditions supporting the housing market even as rates climb.
Inventory Breakdown (Actives): There are zero (0) properties priced under $500,000; zero (0) between $500,000–$600,000; four (4) between $600,000–$700,000; six (6) between $700,000–$800,000; four (4) between $800,000–$900,000; four (4) between $900,000–$1,000,000; five (5) between $1–2 million; seven (7) between $2–3 million; and one (1) over $3 million.
Also this period: three (3) listings expired, one (1) went temporarily off market, and two (2) were withdrawn.
Active inventory eased this week, from thirty-four down to thirty-one, after last week’s sharp jump, while average active price held roughly steady at $1,369,458. Closed sales slowed from twenty-nine to twenty-four as several of the prior 90-day window’s closings rolled off, and average closed price dipped slightly from $875,810 to $864,521. Months of supply tightened from 4.2 to 3.8 as inventory pulled back, and price cuts among actives ticked up from eleven to twelve against a single increase. Seven of the thirty-one actives still sit in the $2–3 million band, the most of any bracket, alongside six in the $700,000–$800,000 range.
