The table below shows the current status of the Miami Springs/VG single-family home market as of September 25, 2026. All figures reflect the trailing 90 days of MLS activity — closed sales, actives, pending, and everything else within the last 90 days — and all data is per the MLS.

There are thirty-four (34) active single-family listings in the MS/VG market right now, averaging $1,339,829 on about 2,069 sq ft, or $594 per sq ft. Another two (2) listings are active with a contract. Over the trailing 90 days, twenty-nine (29) homes closed, averaging $875,810 on roughly 1,731 sq ft, or $527 per sq ft. Three (3) more are currently pending sale, averaging $981,667 on about 2,072 sq ft, or $481 per sq ft.

There is one (1) active listing over $3 million (409 De Leon Dr, $3,967,000) and six (6) more over $2 million, including two new-construction listings at 1100 Oriole Ave ($2,450,000) and 1080 Oriole Ave ($2,400,000). On the closed side, the top sale of the period was 37 Deer Run at $1,650,000, followed by 520 Morningside Dr at $1,500,000. Seven of the twenty-nine closings came in at or above asking — 640 Cardinal St sold for $600,000 against a $565,000 list and 240 Nahkoda Dr closed at $701,000 on a $699,999 list, while 550 Cardinal St, 550 Quail Ave, 400 Morningside Dr, 831 Wren Ave, and 437 Lark Ave each closed exactly at list. Average days on market for active listings is 76 days. Pending sales averaged 49 days on market before going under contract, and closed sales averaged 70 days before closing. There were eleven (11) price reductions and one (1) price increase (409 De Leon Dr) among current active listings.

Months of supply and list-to-sale ratio: Miami Springs/VG is running at an estimated trailing pace of about 8.1 sales per month. Against 34 current active listings, that puts the market at roughly 4.2 months of supply — still in seller’s market territory, which is anything under 5 months, though inventory has grown noticeably from 3.5 months last week. Homes that closed over the trailing 90 days sold at an average of 95.2% of list price.

Mortgage rates broke above 7% this week for the first time since January 2025, with the 30-year fixed averaging 7.03% per Freddie Mac’s Primary Mortgage Market Survey (published Thursday, 9/24/26), up from 6.95% the week before and 6.30% a year ago. The 15-year fixed averaged 6.42%, up from 6.26%. Freddie Mac’s chief economist attributes overall market stability to a solid labor market and healthy economic growth.

Inventory Breakdown (Actives): There are zero (0) properties priced under $500,000; zero (0) between $500,000–$600,000; three (3) between $600,000–$700,000; six (6) between $700,000–$800,000; seven (7) between $800,000–$900,000; four (4) between $900,000–$1,000,000; six (6) between $1–2 million; seven (7) between $2–3 million; and one (1) over $3 million.

Also this period: four (4) listings expired and two (2) were withdrawn.

Active inventory jumped sharply this week, from twenty-eight to thirty-four — the largest single-week increase in the log’s history — while average active price cooled from $1,396,146 to $1,339,829 as the mix broadened rather than concentrated at the top. Closed sales held essentially flat in count (29 vs. 29), and average closed price rose from $848,966 to $875,810 alongside average closed square footage rising from 1,653 to 1,731, which is why closed price per square foot actually eased from $540 to $527.

The jump in active inventory pushed months of supply from 3.5 to 4.2, still comfortably inside seller’s market territory but the loosest reading in recent weeks. Price cuts among actives rose from nine to eleven against a single increase, and average days on market for actives eased from 84.0 to 76.4, suggesting some of the new listings are pricing sharply and moving. Eleven of the thirty-four actives sit in the $700,000 to $900,000 band, which remains the most crowded stretch of the market.
